When I bought my house, there were three encorachments on my property; two fences and about a foot of driveway paving. When contractors showed up to work on them, I introduced myself, let them know that they had no permit to work on my land, and asked if they would mind just stopping at the property line. Now there's just one fence left, and the other two fixtures are politely behind the line where they belong. But now my plat map is wrong, and it's going to be someone else's problem to pay $500 to fix that.

The deed can be extremely helpful. Because so often the plot is not a nice square or rectangle. As soon as it follows a Creek.Or a angle, You need that deed to walk off exact dimensions

Jerry, your videos are ALWAYS well done. Perhaps you'd consider a vid on the "rights of adverse possession"? It has always struck me as unjust to allow someone to keep property that was paid for by someone else simply by having built something on it for X years.

The only legal, court tested, way to determine property lines is by a licensed surveyor. The best of neighbors become enemies over property lines. SPEND THE MONEY!!! for a surveyor.

My dad showed me how to use a compass to find the metal pins that mark boundaries. A neighbor was trying to file a quit claim deed on property that was my dad's. When my dad confronted the neighbor, he said that he would buy it or go to court and litigate until my dad lost the property. My dad sold it to him. This neighbor was a rich physician with a judge for a father-in-law. I cut part of my drive way out because I discovered that it was about a foot over onto my neighbor's lawn. He didn't know about it, but I didn't want to be a thief just because I could have probably legally claimed due to the decades of the drive way being there. I learned the importance of having a survey.

Talk about counties being a mess with deeds sometimes, we had a cemetery back home in Newcomerstown, Ohio,at Kings Church, that was a real mess, the graves were on top of each other, and no one kept very good records for decades there🫤

Folks pay no attention to this moron. Just because you may find what appears to be a survey marker does not mean it marks your property line. Finding survey markers is only one (the first) step in a very long and detailed process surveyors employ to insure that the pins are correctly positioned. Call a surveyor and don't listen to jackwagons like this guy.

You should create a video about encroachments. In the video cover how to identify them and how to revolve them.

How do they measure a curved area. like my front says 49ft front but the rear is straight line . Do they measure it along the curve itself or another way? My property has water and electric running underground in front so using a metal detector may not work.
