ОтветитьThis video is wrong, mortgages and loan rates absolutely have to do with cap rates, they didn’t before 2008 but then we found out why they do. Because inflation isn’t considered if you just value properties based on each others market value. This is why the most accurate way to calculate cap rates are via ellewoods formula of Akerson capitalization rate
