The other point is that although it's a lot of work leading up to the sale, much of that to do list would have to be done anyway once you move. This will only make that process easier as well! Great video.
Best investment we made was to hire a team to come and deep clean our first home, and were the team our realtor always hired. Six people came and spent a day working hard. Our realtor was a genius, priced the house exactly right, sent out a notice a week before the listing to all the area realtors describing the house in exactly the right way, and set a realtors-only open house before the house went on the market. Our house sold in one day for our asking price (which was 10% over the average of area comps selling prices) and we had an offer on the first day. I know that most realtors can't pull that off, but we had really done our homework.
ОтветитьLast house I sold, I painted the outside of the house, the entire inside, Spent several weeks repairing minor things around the house. All new plumbing fixtures, door knobs, light fixtures etc. Put in all new blinds. Had all new carpet put in.( I have four dogs, so it was dirty) Pressure washed my drive way, the side walks, my neighbors drive ways and sidewalks. ( they loved me for that). Relandscaped my front lawn. Spent around 5 thousand dollars. It looked as good as the day I moved into it when it was new 10 years ealier. Buyers still wanted things done to the house. They actually complained about the light bulbs. Light bulbs I had replaced so the house looked all the same. You cant satisfy buyers.. It did sell in 2 days. So that was a plus, but closing took over a month. Stressful because I had moved to another State.

ОтветитьI appreciate your comments in this video, our last home sold 5 years ago. We spent 4 months prepping our home to sell. Got rid of bedroom furniture which made the bedrooms look small, deep cleaned everything, painted. It sold within a few days of listing. If you want top $$ it’s your job to put in the work or hire someone.
ОтветитьI have 3 small children and after watching this staying in my exisiting home sounds more appealing than selling lol. The thought of trying to sell accomish this criteria alongside 3 small children undoing everything behind me sounds more like a nightmare 😵

ОтветитьAgreed, showing a house is Big work! Do you think removing furniture is as necessary in a large historic home with period appropriate antique furnishings? My realtor says my furniture "will sell the house".

ОтветитьSo very frustrated. Everyone coming to are house say how beautiful I have it. Then give buy another house. Agents are asking out Agent why it hasn't sold. We dropped by 28.000 still no buyers? People came three days ago we were gone so as to give their agent and them privacy. In house one hour we finally came home second time looking at our home No Sale they are thinking. Please help explain all this. Our Agent is saying She can't figure it but she also has never shown it.

ОтветитьI do not agree with the white paint walls. It doesn't show character in a home and many home buyers don't want to have to paint their home when they move in as long as its not like a hot pink I think people are fine.
