So much to think & so much to do but then also you might be in trouble. So get a paralegal & let them do what they do best. Shout out to George Brown for keeping me away from any mess from past 7 years. If you are also from Toronto then he is the guy for you all.

The tip about the tenant paying lump sums in advance is the dumbest s*** I've ever heard. Not only am I a tenant that has paid thousands of dollars in advance in order to keep my money organized and my finances conservatively estimated, but also I am a landlord and just because the tenant is giving me money upfront doesn't mean inspections cease or I'm more relaxed on the rules. I don’t agree with this woman about the car thing ! My car has so much in it . Because I’m on the road a lot . I have things in there I need ! So sorry ! My car does look like I live in it . Lol . But my home is spotless clean !!!

The tip about following the potential tenant to their car to see how dirty the car is is one of my favorites. If I walk out and the car is filthy on the inside like allot of trash in the floor and just the kind of dirty that you can tell has been there for awhile, well there's no chance I'm going to let them move into my house. It indicates that their dirty and if they don't care enough to take care of and clean their own car why would I think they would treat my house any differently.

If you and tenant have friction points even before the lease is signed, drop em. You can't get along before lease signed, it will be HELL after lease signed.

own anything and afriad of a lawsuit? Make an LLC. if u get sued, will they get everything u worked for, or will the LLC limit it? if u think of it as profit, think of it as a business, and treat it as such. seperate bank accounts, even a PO BOX to mail rent to..

At what point do you think it makes sense for a landlord to invest in property management software vs. hiring a property management company? I'm a property manager and a good friend is a landlord. Just something we've been discussing lately!

Upfront rent could just be that they are looking for a little discount or using it as a negotiation for an additional discount on their rent.

All those vidoes about bad tenants. 1. Just don't hand over the keys, 2. Get involved with tenants lives, ask how they are doing , watch for drug or alcohol abuse, make sure everything works, no one does that, no background checks, nothing. The landlords asking for trouble, definitely no pets. Child and partner abuse will not be tolerated. 24hrs you are gone, also do heath and welfare inspections, see how they live! Nomine does that. DON'T WORRY ABOUT LIBERAL LAWS. the law is on the landlords side, they forget that!

inhereted a ton of properties and had no edxpiernce with this stuff so obviousely they all come to scame me... however I picked my battles wisely and now doing my first eviction lol. I never even got paid. Terrrible. Just terrible...
ANd I STILL have no IDEA what is means to even have 12,000 dollars, since I got property but no money... and before that i was literally living in a car... soo there are taxes... welp.... we know how this goes lol

Great tips. However, what's wrong with having pets. Some tenants have kids who can destroy stuff. I have seen it in my old building. Some people have a pet instead of kids. Some others emotional support animals. Or simply a member of the family.

I got hit with the craigslist scam and i reported it to get taken down. Whenever I tried to list it myself, it would get taken down instantly.

In many countries, tenants need a Co-Signer. The Co-Signer is listed and the lease with the tenants, and understands their legal obligations. That could be a family member or a friend, but NOT someone who is allowed to reside in the rental unit. If the Tenant defaults on the rent, the Co-Signer can be sued for the missing rent!

In Nyc, the person with the good credit and spotless record apply for apartment. We can not screen for the tenant spouse or children. How do you mitigate those circumstances?

I was a property manager for a good sized rental company and some of the places I went into were ungodly. Some of the homes had rooms with trash piled up and the floor was not visible. That stench...
