We had an inspection yesterday. It was my first time and now I’m so nervous. But now I don’t know watching this video. It was an really old furnace, water, heater, and AC unit. As well as the roof had unprofessional repair to the roof. The problem is we are at max with our mortgage so when those thing come up needing to be replaced. Our budge will be so tight!

it is acceptable to upgrade when the condition or equipment should have been installed when the seller or previous homeowner has done renovations.

Great video how would you approach asbestos in the home we found out one we love at a price we can afford the only thing is there is asbestos it’s an older home and I’m afraid if we do future renovations that it will bring it up and it’ll cost us more we are going to put it in the contract for our terms but we are new to this what would you advise

If the inspection reveals problems that home insurance won’t cover, then the seller should fix it at their expense. The house in unlivable and the seller is gonna have to fix it anyways if he wants to sell to somebody else.

My purchase contract is $350,000 "as is". I was told that meant that the seller wouldn't have to do repairs if you found a bunch of stuff on the home inspection. The thing is they wanted a $5,000 due diligence fee instead of earnest money. Well the home inspector found a lot of stuff including a bulging foundation and cracks that were filled with window foam. He also found polybutylene pipes for the plumbing. The sellers said they wanted the "as is" because they know nothing about the home because it was their mother's house and she recently died and left it to them. On the contract though the box is checked, "seller has owned the home for over a year"....yet they know nothing about the house? My question is after I get the price quotes for everything that is wrong with the house can I tell the sellers that I want it for appraised value (it's a modular home from 1988 but in a highly coveted area in my city) and the cost of foundation repairs? This will more than likely lower the price by close to $100,000. And if they say no and refuse to even negotiate will I lose my due diligence fee or get it back?

Hi, I enjoyed watching your video. We are in escrow, 7 windows in this home have that hazy look because of the argon gas released as you described in the video. Is this a fair request? Negotiating factor?

Nice Video! Just had my home inspection done and the basement has a mold issue. ☹️. Do you think it would be unreasonable to ask for mold mediation to performed and paid by the seller? Or can I ask for the seller to pay all my closing cost + deducting 7k off listing price 🤔. This is a health concern 🤷🏽‍♂️.

What is fair, or what is reasonable to expect. It is reasonable to expect material defects be addressed - bad roof, work order items- bank appraisers concerns, health and safety issues such as mold, and insurance binder issues such as knob and tube wiring.

I am buying a house, the original listing price was 290,000. and I beat other's offer price at 310,000. after a house inspection, we have a chimney issue. The cost will be $4100 to fix inside the chimney and $2450 to extending the chimney top because the chimney export too close to the rooftop will cost fire. I sent my request to the seller asking for a total of $6255 credit. the house has some other minor repair. do you think that is a reasonable request?

I just had a buyer tell me they were changing the frig but asked for it to be repaired anyway? Home Inspector photographed & highlighted the 10yr old under warranty parts & labor A/C unit, spooking the buyer. We have to be very very careful to act reasonably so both parties get fair treatment! I responded with a buy it as is or walk! greed is not good. JMHO

Just had an inspection yesterday, offered $10,000 over, but there were some electrical and plumbing issues. With such a strong sellers market, who knows if they’ll budge.

We just had a home inspection that uncovered termites, friable asbestos in the basement, two damaged support beams in the basement, rot in both front and back porches, structurally unsafe chimney and a failing roof with visible leaks and the beginnings of damage to the supports there. Separately our septic inspection failed which was reported to the health department. I say separate because that has to be fixed regardless of sale. It’s a 110 year old house so there were many other items found but these are the issues we will give the seller a chance to address. It’s been on the market for almost a year so.......

I'm concerned about a rotten truss under the roof and an ac unit that only cools 8 degrees cooler by the register when it should be over 12 degrees per the inspector

Great list of advice - just walked through this with a client on a tough inspection (on a house in rough shape). Two great agents, with 2 lovely clients have made it great so far, but it's still a learning process for both parties that want to maximize "their" advantage
