Make a law that you can only use a property as an Airbnb 4 months a year, or one year in three. Make AirBnBs pay a steep fee to fund a sub-tribunal to prevent clogging the housing tribunals/courts available to all landlords and tenants.

One comment that really got my attention was that Canada is going through a population boom and that as a country is growing faster than most other countries. There’s your problem. Too many people. Stop all immigration into your country, problem solved, you’re welcome!

Wow. That Lady at the end is a joke. Make Toronto like NYC? Really? Are you serious? Did she just use NYC as an example of affordability? She's clearly biased and trying to push an agenda but it doesn't even help her point. She should've referenced actual affordable cities.... Not cities that are over regulated and unaffordable.

Supply and demand folks. There is too much demand and not enough supply. Long term renters are simple being outbid by short term renters. We need a massive increase in supply of housing for all - for renters, for first time home owners, for investors. The investor reacts to the market conditions it's very simple, it's not greed or malice, it's economics 101. Increase the supply, this increases competition in the house market as people have more options and drives the price down. As price goes down, first the speculative investors who keep empty units will leave the market, speculative investing only works assuming the prices continue to rise. Then will be the airbnb hosts, again as supply increases and consumers have more options, the prices will go down and eventually it won't be feasible to sustain the Airbnb operation. As supply continues to increase, renting will become cheaper and cheaper to the point where it wouldn't make sense to even become a landlord anymore, for example if we built enough homes for purchase for everyone who wanted one, then no one would rent, they would just buy.
It's pathetic how badly mismanaged urban development and infrastructure investment is in Canada. Second biggest country in the world folks.... ask yourself, how is supply being constrained and who is to blame? You'll find your answer to the housing crisis.

If 1 tenant makes you go bankrupt, it means you're overleveraged and it is indeed your own fault, not that tenant's fault. You didn't calculate risk.

I've been dealing with renters who HAVE NOT PAID RENT ! I have a single downstairs unit, the unit is my "retirement plan", but with the pandemic, interest rates, oil costs, government policies regarding evictions will end up pushing me onto the street.
I'll be the one living in a tent; not my tenants, because it is incredibly difficult and expensive and time consuming to evict.

This might be a short term fix, but ultimately it's hard to complain about AirBNB. They are bringing in more money to a community to fund housing than normal renters would and my guess is the cash-strapped renters above would be the first in line to rent an AirBNB in any city they visit. By the same logic, why wouldn't we single out any other housing group? For example, why don't we force hotels to become rental apartments? Or if we feel like single detached homes are owed to first-time homebuyers or young families (FHYFs), and we assume it takes 25 years to raise a family, why don't we say owners of single detached homes must be forced to sell their property to an open market of FHYFs after 25 years?

I don't know why it's so hard to understand that there isn't physically enough housing for the number of people we have and the only possible long term solution is more people per household or more households. For example, we fight tooth and nail to keep multi-unit housing out of our neighbourhoods, only to have our adult children live in our basements! Yes, AirBNB probably pushes up rent short-term, but it seems like a waste of time to put so much energy into a group that is ultimately investing in and providing housing.

Toronto, in particular, it primarily at the scale of a rural township. You would be hard pressed to find buildings over two stories tall on most of the Bloor subway line. The City of Toronto has 22% the population density as the City of Paris and most neighbourhoods lose population every year as children move (are forced?) out. The idea that AirBNB or the international student who got off the plane yesterday is the root cause is unlikely.

My parents were never homeowners since moving in Canada in 2000. 🏡 I felt like it is a heavy burden on both sides of ally Airbnb host/renters vs. Renters. But yet again, in my opinion, the federal government and provincial/municipal should be working together across the ally to issue a gauge order of rent freeze for at least 2 or 3 years!!!🤷🤷🤷

I liked this video and I agree with many of the things said here. I do want to bring two things:
1. When the lady speaking at end finishes they didn’t give the “renters”the opportunity to speak and express their thoughst about that. I think this is important because it shows that it is a debate else I’m afraid in the future people won’t want to participate in this kind of shows.
2. The excuse about making profit because there are no government regulations and putting the blame on the government is an example of lack of ownership. “Renters” are many and they build a considerable part of the electorate. Would they vote for a government proposing more housing regulations? Probably a good percentage won’t. Citizens need to take more ownership of their responsibility in democracy, for this to change we don’t need a change in government’s policies, we need a change on how society approaches this things as a collective and not as an individuals, government policies will a be a consequence of that.

The fact that Governments in western countries allow people to purchase housing for profit when there is a housing shortage is nothing less than criminal! There should be a one house at a time ownership law. Houses are for living in, not investments!

Housing prices are unlikely to significantly decrease until there's a substantial increase in housing supply. In the USA , there's a shortage of millions of housing units, and construction isn't keeping pace. The constant demand for housing, coupled with population growth, means that even a slight price drop attracts numerous buyers who quickly absorb the available supply. I'm considering purchasing affordable houses in 2024 and possibly venturing into stock investments. When is the best time to enter the stock market? Some people say it is profitable , but others say it's risky. Any advice?

Here is the problem, you can’t have it heavily regulated on increasing supply/tax incentives for owners yet have a complete free market for rental and short term accomodation. That’s not a free market for both sides

landlords buy investment properties as investments. its not the landlords problem that there arent enough affordable houses the government should build affordable apartments
The landlord is right it’s the survival of the fittest most people are bad with managing there money new iPhones the latest stuff and then complain they don’t have any money .

Cracking down on Airbnb is a great way to make me homeless.

I rent out my place as much as I can when I am away for work or taking care of my family.  I can not afford to live and work in Vancouver without this extra income.   Hosting an Airbnb is a lot more work than people realize.  It is definitely not free income.   My Air bnb maximizes the occupancy of my place.   It would be empty without short term rentals.


Attacking Airbnb hosts is a very easy way for politicians to shift the blame of high priced housing from restrictive development policies to hard working people who are making the most of the small appartment they can barely afford.

Sounds like that landlord can't afford to own his property if he's whining about costs going too high. Maybe he should sell the property at a price where he will break even, and then get a real job and actually bolster the economy, rather than being a non-contributing zero.

I love how at the end ... she fully discriminated the two landlords based on their age.... I'm pretty sure the one dude is the same age as the two renters... and he's right this is a government problem. The problem started at the top. But that a diffrent discussion. She's should definitely appoagize for her dumb statement of how only the renters are the future.

Regardless of how many years a renter has lived in their unit in Ontario, their landlord is permitted to raise the rent by at least the annual guideline set by the province. If you're a landlord, and that annual increase isn't going to cover your continued investment costs, then go invest in something else. It's not--or shouldn't be--renters' responsibility to pay for your investments.
