Ответитьyou're expecting the market to behave rationally wrt REITs but the market is essentially irrational and bipolar and can stay that way longer than one can stay solvent. Long term, it might be better to invest in sp500 since it has exposure to REITs too

ОтветитьREITS were created by Larry Fink Himself the current CEO of Blackrock Equity Group. I have yet to see a thing out of either of these 2 that is in any way good or even close to fair. Equity Groups are about legal ways to skirt the law and steal .

Jussi, I was told by my financial advisor to never buy a REIT outside of a mutual fund. He said, he's seen time and again clients that can't get out of them! Is this true? If so, what mutual funds carry REITs? I'm new to REITs and was thinking of starting a position for long term with O (Realty Income) and PLD.

REITs are just modern, square shaped caves. Infrastructure is a solid investment cuz is valueble for humans. They will protect you from the elements or your products.
Thats why best REITs are STAG(industrial)REALITY(pharma+)Agree Reality(walmart)

As apposed to the normal interest environment we are seeing now and according to credible investors (Howard marks etc) it could be like this for some time. Therefore what does this do to the average return of reits of the coming decade?

ОтветитьPretty simple don't buy REITs when interest rates are at historic global lows, inflation is increasing and the yields are at or below the inflation levels being reported. I still won't forget when I first covered the group in the 90's, you could get 10%+ yields. Given that REIT pay out their income growth either comes from issuing equity or debt which both get more expensive in a rising rate environment which slows growth. Obviously, REITS have had cheap cost of equity and debt for the last 30 years, so investors have received both growth and income. That period has come to a pause until interest rates & inflation stabilize. Thus for the next 1-2 years, REITs that pay a safe dividend above the 10 year (7.5%+) are in my opinion the safest options. If not, I would just buy treasuries paying 5% and get lower risk and the benefit over lower rates going forward as that happens.
ОтветитьREITS grew and did well the last 20 years because rates were on a steady decline. That trend just broke so REITS will under perform from here on out.

Is the CFA new in your name? If so, congrats! If not, oops. 😅 I am relatively new to the channel. I am currently studying for Level 1 which I take in less than a month so fingers crossed! Also what are your thoughts on IIPR? Their FFO have been growing YoY along with their dividend payout yet their price is trading at 3 year lows.

ОтветитьI have my doubts on your tought of reits are being resistant to interest rate think that NAV they use to refinance themselves gets affected plus the interest they pay on their rental which will require dissolve more the shareholders in order to continue with their growth

ОтветитьJussi, brilliat video!!! Although at some point you say REITs are not leveraged, which I think is a mistake. Even if they are leveraged, many of them were smart enough to use fixed rent debt, which makes me believe the likes of SLG and BDN are not such a bad investment. I work in a office doing IT, and I think it won't take long for managers to realize teams are vastly superior when they work face to face. At the moment tech jobs are in short and that allows developers and engineers to demand remote working, but most multinationals will prefer to have them in the office. So, buying an office REIT with 10%-15% yield and a P/B of about 0.5 is it that bad? I don't think so. Still, even conservative REITs like industrials WPC, STAG or apartments ones like BRN or EPRT can be a far nicer and liquid income investment than buying private real estate. I live in Spain and my countrymen seldom can't think of another way of getting a passive income other than buy-to-let. My family had a terrible experience with my grandmother apartment which was occupied and destroyed by gipsies. I try to educate at least my friends to make better choices. However, it is fun that most people don't want to listen you mention the words "stock market" as people in this country are very risk averse. Another funny fact is that the smarter and the more accurate the things you say, the smaller your audience. You can check that out in your channel. Should you speak about Tesla and Palantir, you would have threble the followers. Thanks God you don't. :)
ОтветитьMoi Jussi, you used to talk a lot about AHH. It has crashed along with the rest of sector, but you haven’t covered it in a while. I’m slightly worried about the office buildings it owns, but it is hard for me to judge the quality of them, and I was wondering if your perspective has changed? When I first bought into it I was looking for exposure to apartments. Do you thinks these apartments AHH owns are still gonna drive the companies profits or is the office sector weighing the rest of the company down. You seem to like BSR much more. Thanks jussi!

ОтветитьIf you are 80 years old, it makes sense to buy a 10 year treasury and clip your 4.9% coupon. If you are 56 (like me) it makes sense to take a portion of money and buy that treasury, but put the majority in a investment that will grow in value while paying me a dividend which I can either reinvest or buy snickers bars with 😮
