You have very simple working. You should also consider advance payment/Prepayment that will affect pmt factor resulting in different Emi.

Hi, Good explanation, but there is a mistake, I created same Excel sheet, but it doesn't takes consideration of the Advance PAyment done. The Interest should go down, if after advance the principal reduces, but the interest and principal payment remains same.
