However, I do have a very sizeable investment and long-term capital gain in Apple, which I will start selling since I have held the shares since 2013, but I will not completely exit my investment in Apple.

ОтветитьI dont hate REITs, I think they are great. But many of the best REITs have not appreciated over the past 10 years while physical real estate has doubled or tripled in many areas. One of my rental properties in Arizona was worth $125,000 10 years ago. Now its worth $380,000. Putting $25,000 down as equity. 10 years ago has now turned into $280,000 equity (pure appreciation).
Thats an 11.2x gain in 10 years.
O, ARE, CCI and many more are flat. This is the big issue with REITs.
Another issue that I see is that you have consistently shown a chart of REITs outperforming the S&P 500. But the chart does not tell the complete truth because the chart ends in 2019.
I believe REITs are better than physical real estate IF you do not plan on taking out any loans. If its pure equity, then REITs all day. But if an investor can purchase in a fast growing area, get seller financing at a cheap interest rate, do a subject to deal (purchasing a property and gaining title and deed of the home but the mortgage stays in the sellers name), or just borrow money at a cheap rate, the investor will greatly outperform REITs.
I am 72 and have been retired for 2 1/2 years. i am currently 35% equities. I have a little over 6% of my portfolio in 8 high quality REITS. Most of my equities are large cap value dividend producing ETFs though i own VOO for the S&P 500 growth. I also have a 2% holding of roughly 20 individual blue chip dividend stocks. The rest of my portfolio is bonds of which 30% is intermediate term agency bonds, corporates, a few preferred bonds and municipals both taxable and tax free (more my taxable account) . The rest is short term treasuries laddered over 2 years. i hold 2.5% in cash money market. If the market has a sizeable correction i will add to my equities (likely more of the large cap blue chip dividend producing stocks) but i dont see myself going beyond 40 to 50% equities and have plenty of capital to invest if i so choose. But right now between SS plus my dividends and interest I am living quite comfortably.
i do appreciate your videos as they have helped me choose my REITS but i think 45% of my portfolio in 2 stocks not my cup of tea given my age and retirement status. Haha. But when i was younger i was generally 90 to 95% equities up until I lightened up 3 or 4 years ago as i approached retirement.

ОтветитьI like Patria but I have big problems with it. Management is printing a lot new shares for themselves, just cut the dividend out of the blue. Then the HQ is in the Bahamas, seems very shady. Maybe it would be good as a very small position but unless the above factors change then it’s risky
