ОтветитьI in school to learning everything you just mention, the plan is to build custom tiny homes as a complete package on a lot where customers can come and check out what they like before they buy one and decide how they want there home to be customized before shipping them out and my partners are concrete foundation builders and well as excavators

ОтветитьI would steer clear of turning sheds into houses, same for container homes. Converting one thing to another is always possible, but I think the costs and compromises to get there are not worth it. To save money, you will need to do as much of the work yourself. Look into ICF construction. Pick a block from a reputable manufacturer that has a proven track record and a local dealer who can support you. Don’t always go for the cheapest materials you can find. Materials are expensive. Rework costs twice as much, or more. Your time has value too.

ОтветитьThat 85k would easily turn into 120-150k by the time its actually put together. The "average" numbers were on the low end and there's a ton of misc parts that add up. Not to mention windows, doors, lighting, appliances, stairs, etc, etc.

ОтветитьAre you single. I'd love to go out on a date with you. I turn 50 on the 27th. You know so much we could build our own dream tiny home. Then get an RV to travel for long term but have at least a home to come back too in Washington somewhere. I don't care where. Eastern Washington is always best as it's quiet, less populated and so much more beautiful!! I hate the Seattle area as I lived there most of my life. Or put the tiny home in Coeurdalene Idaho. My absolute favorite place on earth to live. It's so beautiful there.

Ответитьi think at this point it all just depends if you can get the mortgage for everything combined. But the thing is... even at 86K, with 8-ish % interest rates... If you throw down 12K for your down payment... your monthly payment still only comes out to approximately $700... so then, when you compare that monthly cost to everything that everyone else is paying (2-3 GRAND) for their mortgage/rent, this tiny home project makes a very serious talking point.

ОтветитьThe estimated overall price is extremely conflated. This particular unit , given you already have land , will cost roughly $60-65K from start to move in. It’s not great though as even with the Sprayfoam insulation, (it’s closed cell foam btw), the metal does flex and is audibly annoying. It’s steel sheeting that’s thin and easily damaged just by shipping it alone. It’s a hassle to get pieces damaged to be replaced.
But, it’s great for overstaying kids that are too lazy to leave the nest. Simply boot them to the back yard and into their new dwelling.
Yes, 21 is overstaying , unless in college. Forget the electric hookup to the city, you don’t need a new pole put in either if suburban living. Slap four 200 watt panels on the roof of the kitchen /deck house thingy, and buy some lifepod batteries and they will have enough electric. Spite it being steel, I’d also shadow clad it to gain an additional 10 R value in insularity. Totaling 25R . This can be done by vertical two by’s spaced apart every three inches creating a wind break shadow barrier. This’ll keep it cool in the summer and warmer in the winter.
The install a simple Mitsubishi or like portable mini AC unit with WiFi individual wall mounted units. This will keep it cool. Some have heaters or two in ones. All this and you’ll still spend under $65K and the mini house will be fantastic.
