In this video, I explain the concept of dual agency in real estate and why it can be a potential conflict of interest for both buyers and sellers. Dual agency occurs when one agent represents both sides of a transaction, meaning they're working for both the buyer and the seller. I’ll break down why this setup may seem like an issue and discuss the ways that agents navigate this practice in states like Tennessee, where it’s still legal.
Imagine offering one cookie to two kids – sure, you can split it, but neither gets the full benefit! Similarly, in dual agency, an agent can't fully advocate for both parties. I’ll share my approach to avoid dual agency conflicts: when I bring a buyer to one of my listings, I refer them to another agent for representation. This way, I can stay fully committed to my seller’s best interests, ensuring confidentiality and trust throughout the process.
If you're buying or selling in Tennessee's Lakeway area, I'd love to chat about how I can help. And if you found this video helpful, please share it with anyone else who might be interested!
