Should you invest in pre construction condos? Investing in pre construction condos is likely the riskiest real estate investment an amateur investor can make. In fact, it isn't even really investing, it is speculations, and it can get you in trouble pretty quickly. I've personally done it successfully, but in my 19 years in the real estate industry I've seen it go very wrong many times.

You end up exposing yourself to the whims of the real estate market, the builder, the builders lender, interest rates, and mortgage financing rules. You basically have no control other than the hope that the property will appreciate, which is what makes it speculation, not investing.
