I'm trying to figure out how the capital tax works. So long term is 0% up to 44,625 and 10% after. If I make 50k at my job (payroll tax) and have 40k long term capital gains. Do I owe 0% because it's counted separately, or do they include my income to the calculation as well... Saying I owe 10%? I can't find an explanation on this anywhere.

I liked the simplicity and concise explanation on this. I never knew there was such things a both short term & long term capital gains. I thought it was one for all. I didn't even know that you you get taxed different on both ends. Lastly, I didnt know there was a such thing as a capital loss, and that you can factor in those losses in your taxes. So many rules and laws to learn in real estate. Thanks for keeping it simple.

We don't have a capital gains tax in New Zealand and it's completely fucked our housing market as wealthy speculators just use housing as a tax loophole creating an artifical shortage and pushing up prices

My mom gave me a house before she died 23 yrs ago for $1.oo if I sell it for $200.000 how much capital gains tax will i pay. ? this is not my primary residence i rented it out the last 23 years.

This pertains to home ownership. Can you give example of brothers on tile. My bro helped my refi Jan 2020 and in turn he was apparently placed on title. So after 2 yrs he would get the $250000 exemption correct? Then I get the $250000 exemption of course as I have owned for 20 yrs. His cost bases the same as mine? We owe 200000 and sell for 1000000 having $800000 in profit. What does cap gains look like in this scenario?

How does this work for rental properties? If i have someone living in there for 2 years, but i myself never lived in the property and i decided to sell, am i paying more to sell it than i would if i lived in it prior to selling?

i have a question. What if your earning income was 35 thousand dollar a yr and you have short term capital gain of 5 thousand. Do you still have to pay capital gain on that 5 thousand dollar because of being short term capital gain or will it be zero because of being under 40 thousand earning income. I know long term it would be 0 tax but i am not sure about short term.
