Parsing Text in Make.com Master Internal Functions & Regex to Save Operations!

I'd like to ask your advice.
I have a txt file. if we use {length} function we can see that it has 1200 characters.
1. I want to split this text. each part should be 300 characters.
2. if there are less than 300 characters in the text then i need to split it by special character "="
