ОтветитьCollege towns is a 100% money making business! My only recommendation is to be careful renting to guys! My apartment in college had the guys in the worst apartments because they don’t take care of their place as good as girls 🤷🏻♀️! I know it sounds terrible, but I was friends with most of the guys in our apartment complex and wow they were messy and never cleaned! The girls got the newest renovations/apartments.

Love your channel and being witness to your growth 💪 I’ve worked with developers in the past to do college rentals - 4 bed apartments with common kitchen each bedroom with their own bath sometimes even a smaller kitchenette. You can get pretty creative with stuff like this. I’d be happy to run some ideas past you for best way to maximize your density, boost the proforma, and build yourself a good looking piece of architecture that you can be proud of 👏

When you say the project is permitted, are you talking building permits? civil (development order and utility permits)? Make sure there aren't other permits that may require some engineering and design that you'll have to account for in your budget. As you know, permitting varies widely from place to place. ОтветитьPre-pay for all the materials you can even if you have to store them. Am a builder and thats a must right now. In 3 months your material costs will be higher unfortunately. Or make sure your contract does not allow for escalation costs, in which case the builder will buy all the materials he can up front as well. Being in construction i can tell you prices are going up on a monthly basis

ОтветитьFind a general contractor with as many in house workers as possible. I know right now as a super intendent it's hard to just get these subs to show up and focus on our builds when they got a ton of other contractors out there hiring them and putting them on jobs that we have to schedule around and causes delays which you don't need with how many delays you're going to have just getting materials right now. Can't wait to follow this journey though because this is something I want to do in the future as well! Congrats and good luck!
