How to Wholesale a House Listed With a Real Estate Agent (How to get your first wholesale deal)

Love your video. I’ve been running into the agents asking for POV, and asking ‘who is the buy’. How do I work around that? I was taught like you said, get the house on contract before reaching out to buyers. Finding videos that contradict each other.

Why do end buyers shy away from assignments on MLS properties under contract?

Are there real estate agents who have issues when they find out the wholesaler isn't really buying the property? Or is this covered when the wholesaler does a double closing??

Lili....this is a great, truthful video full of advice that the Realtor community will applaud! However, just so you know, there is no standard 6% commission built into the deal. Many times when we help our clients with distressed properties, the commissions are negotiated lower (sometimes significantly) in order to help the seller in this very stressful situation.

just saw this video and went out and saw a fixer listed in Los Angeles that i want to try and wholesale it but a little nervous since the amount of its present value is so large. I have a question, So what if the sellers agent contract does not have an assignment clause? And what do you do when you dont have the escrow funds to put down?

Lili, have you ever ran into problems where you couldn’t perform on an on-market deal? These things can be super problematic if you can’t perform.

Is the offer sheet you're talking about just what you send to the listing agent and then they bring it/present it to the seller?.... If you mean contract then sometimes if not most of the time the real estate agent will be using the state approved contract for the deal and not the contract you usually use

Would you recommend calling the property owner or agent first to make an offer? I want to be as ethical as possible and not step on any toes

Also what if it was listed and failed? According to this house I'm looking at via propstream it says it's off market even though it failed this month after just five days
