never ever put sympathy for renters. I'm a renters also owner who rent out my other properties. Here in Australia, it will take you 13 months to evict a person who never pay rent, and that you need to pay tons of money to lawyer and legal fees. After 13 months, the renters will move away from your property that they trashed. First never ever do it yourself and if your agent told you the person has bad credit, low income, don't take chance. Don't give your hard earned property to someone who's going to trash it. Single parent is definitely a no-no. Home owners have no choice to be tough when the law siding with renters no matter how wrong they are.

In Korea there is this huge desposit system Jonse can be worth 100Ks dollars and brlieve in this case people make sure not to mess things up.

Meanwhile owner is paying all mortgage insurance and for eviction service and court fees for months waiting to get the moochers out. No matter how nice or if friend or family, this can happen. Get real past landlord references. Credit reports are proof of past behavior good and bad. Not worth the risk for fake “nice people with a sad story”.

You just gotta cover your ass when you’re nice. I let some lady make her job interview after she crashed into my car. I made sure to take photos of all her information, called her phone to make sure it was current as well as checking her address on the insurance and her ID. Lastly I recorded her on camera accepting blame and accepting to pay for all damages on camera before I let her leaves. Didn’t take the video to insurance either I went to find more affordable repairs myself to help her out. She thanked me profusely afterwards and updated me on her new job.
