If you're furnishing 13 units at a time -- or something of that magnitude -- then, of course, you probably need to buy newly manufactured furniture, SADLY. When American furniture manufacturers went off shore in the 1980s, quality standards went to crap. Nothing manufactured since that time will hold up over time unless you get custom, hand-made furniture $$$$$. Seriously: everything manufactured in the last 30 years will not hold up over time. However, if you're just furnishing a few units, you're in luck. Think about all the families unable to find a home because all the properties are getting eaten up. Then on top of not having housing available but the flipping houses in lower income areas, you drive up the cost of the neighborhood, making it nearly impossible for people to find housing. And then people get outraged by the homeless population and employers bitch about employees wanting their wages to match the soaring inflation. God, I hate it here.

I used exterior wood stain in the bath. Cream colored. I had to strip and cover a 1970s dark walnut stained vanity, and it worked like a charm, plus moisture resistant. Still looks great 18 years later. The fan runs every shower and the window is open for ventilation weather permitting. The litter box is near it, too, so it needed exterior grade protection. I have the same problem in the kitchen because of all of the water, food, and moisture exposure. The drawback is the doors stick in the summer, so there needs to be a clear seal coat on one surface to prevent that from happening. Or perhaps not use the stain all in the kitchen 😢. I really do like the muted colors and mat finish in the exterior stains.

I have been washing my whites with my blues for years now. There is also laundry bluing you can buy. Thank you for all of these tips.

My wife and I recently purchased a good size single-family home in Los Angeles that we Airbnb as well as a four unit complex in West Hollywood that we Aribnb too. We are brand new to the game but learning fast! We also are trying out Airbnb arbitrage. The one does make money but it’s kind of tight (We have a little guest house unit). Ownership so far for us has been way more profitable that said we cannot afford to buy any more properties at the moment so we will have to learn to get better at the Airbnb arbitrage in order to grow our portfolio

Do you have actual furniture (Couches, Mattresses For the Bed & Rollaway Bed, Sheets and Towels)
recommendations from certain companies with the TYPE that you found to be long lasting, comfortable, and with many themes available? (and well stocked for replacement)

I'm doing 2 rooms with queen beds a TV with sliding mirror closets. The 3rd bed room I took off the door and turned it into a tv/office room. It has a desk, TV and wireless printer. I ran into a jam and had to replace my driveway ($5200). I wish I would've just prepared 1 room at a time then I'd be up and running until the next is ready. Any suggestions I'm kind of scared but I'm pushing forward. I'm scared because I'll be about 3k in c.c. debt and not sure of the outcome.

Resale shops like salvation army have endless kitchen stuff. Glassware, coffe mugs, crystal wine glasses, champagne glasses, silverware, pots pans, baking dishes, mixers, bowls etc for dirt cheap. Quality furniture is easy to find also. Solid wood end tables, fake plants, art work, Some furniture stores donate their display furniture to charity resale shops. I bought a massive, brand new, easy to clean, $3500 Cindi Crawdord sectional for $700.

What about using murphy beds?
