ОтветитьI’m amazed at the number of houses built without gutters!! I don’t know why they’re not required. Seems criminal to me. What’s a house without a properly protected foundation and roof???
ОтветитьI understand that foundations aren't waterproof, and that they aren't intended to be waterproof... But I honestly think waterproof foundations should be built waterproof by default for a margin of safety against the (likely) failure of the drainage system.
It would require substantially stronger structure to withstand the pressure of standing water, and it's also likely that some buildings will need anchoring to prevent floatation during flash flooding, but basement water penetration seems so friggin common that I see the costs worth it to codify!
I agree with the drylok needing to be on the outside to stop water in the first place. Problem is, most drylok applications are done by a homeowner and they just paint it inside per instructions. If you plan to dig up the earth outside your foundation, there are many better mechanical, or chemical choices to go with. Even good ol tar and used motor oil will keep that ol girl dry for decades.
ОтветитьWorked on older homes for many years and water near a home is the one thing people can't wrap their brain around. 6 inches of pitch in 10 feet (away from the foundation) is something you can see. If you can't see the pitch, then it's probably not enough. That much pitch will solve 95% of wet basement problems... and do it cheaper than many other repairs.

I paid for an inspection of the duplex I now own, only things they found were minor. Fast forward a few years into owning it, and I now know that their is a MASSIVE flaw in one corner of the building where the landscaping collects and traps water, and that corner of the building gets wet carpet any time it rains really heavy (Bout once or twice a year where I am in Wisconsin)
Im going to do something about that water intrusion when I am able to, but have to run a pipe under a sidewalk to drain it correctly. I feel if you had done the inspection I would have known this would be an issue before I bought, but my inspector only really looked at the surface and didnt think about everything.
I also found out the slab my place is on has some really weird slopes to it, which the inspector did not tell me about either.

ОтветитьBeing a remodeler and engineer myself, I always look for the root cause to the problem that I am there to address. Much to my amazement homeowners don’t want to fix the root cause, and I won’t do just a quick Crayola rebuild fast forward six months or a year and I’m typically back at the house doing what I said needed to be done the first time. And what really gets me has been the homeowner asked for a discount because they’ve already “spent a lot of money to fix it the first time”

ОтветитьDryLoc is one of the most successful DIY scams around. I shunned that crap in the 90's, but is still makes millions of gallons and people keep buying it.
ОтветитьYou have to dig down, on the outside of the house, all the way around it and seal the outside of the basement walls. My parents had to do that to a house. It was expensive but it fixed the problem and 20 years later it is still dry.

ОтветитьTo fix the water on the side of the building foundation, a small backhoe machine has to dig up the earth away from the foundation of the four sides and a draining system put in and then the earth or gravel put back in place. So guessing 2K a side of the building. for 8 to 10 k cost, but the house is already F-ed so I wouldn't do it.
ОтветитьYou have made me understand exactly why home inspections are necessary. Buying a house without getting it inspected also taught me the hard way, but it's not a mistake I'll ever make again.
ОтветитьI'm binge watching your channel this weekend. I built custom homes for about 15 years, with 5 years of that working with Mennonites. The lack of construction quality, attention to detail, improper grading, failure to seal the outside of foundations, and other instances of slipshod construction is appalling. We encountered clients who wanted to save a few bucks by skipping basement sealing, and we would refuse to continue until they agreed. I couldn't tell you how many clients refused to spend an extra $200 for another course of block in the basement, and then regretted the low headspace when the plumbing and HVAC hung down. Don't even want to get started on site orientation and adequate overhangs. I only build for family and friends now. None of the contractors in my area meet my standards, so I refuse to work for them, with the seldom exception of trimming out interiors. Thanks for being objective, and calling crap out.
