Another big mistake: if you have a problem tenant, do your regular- and complain- to your US representative and Senator. HUD supervisors won't take action on any complaint that doesn't come in on Congressional letterhead. ANd KEEP WRITING. 95% of the complaints HUD and Housing Authorities get are never followed up on. But the squeaky wheel gets the grease.

Folks, NEVER accept section 8. It will ruin your life and probably make you lose your house. Once you take in the tenant they become your problem. No one will listen to you anymore.
