Sorry, I didn't enjoy many aspects of this. Does this simple, dark box of a dwelling really have 'soul'? Joe talks up everything.... he's a salesman through and through.

the outside looks promising but the inside is SO disappointing. and with that price tag too - everything looks very basic and cheap. still love your channel kirsten!

As a faithful AirBNB customer I love the idea. Wish this were available in India. Request that the design, the materials and the aesthetic palette were available as downloads for the faithful to recreate in markets where this is not readily available.

it's important to innovate the way we build and live. good to see some steps towards smaller and smarter. lower cost is not here yet, but should happen in time. i'd expect that something like this could be under $100,000 in a not far future.

$350,000 for a one-bedroom trailer is literally the opposite of democratizing homes.

The space underneath the kitchen cabinets is airy and also good for robotic floor cleaners too.

The design has merit, the economics not so much, the unit pricing is too high, for a factory built unit, an ADU’s cost numbers have to work to get consumer acceptance. In the end the unit has to pay for itself, and give some profit to the home owner.

I live in a small town near a national park. I'm watching this video because I'm considering moving my family into a small adu because my local housing market has become so expensive that purchasing a normal house is completely out of reach for average people, largely due to AirBnB. AirBnB has made my local housing market toxic and dysfunctional and has deeply eroded and irrevocably changed the fabric of my community. But hey, this guy gets to add the Eames ranch to his collection and use it as a showcase to ramp AirBnB to the next level!

I want to eventually design a small home of my own and love this channel since I get to see what others have done.

There were some interesting comments about what makes a space big, and I like some of the things about this design. Everyone has slightly different goals when designing, so I would change things about this design.

I want a home design that uses what we have learned about health and sleep (sleep hygiene) in the bedroom design. For that, it means getting all the electronics out of the bedroom. My small home would split the office space into a different room and turn the bedroom into a sleeping nook, but tie it more to the bathroom with a changing room as the buffer space between.

Also, the bathroom needs to separate the sink where you brush your teeth from the toilet. Make the toilet area into a more European-style WC (water closet)

I do like his kitchen design, however.


For me, though the house mentioned 4 years designed by the former Apple architect still stands out. I liked that design a lot.

Well there’s a heap of misinformation regarding these materials …very disappointing

This guy's attitude is trash, he is arrogant

The thing is, that’s a house. Not an “additional” anything. That’s the size of a proper starter home. So what really needs to happen, is that we need to have smaller plots of land and these HOMES available for young families just starting out, single people buying their first property, and seniors down sizing from bigger homes, into something more manageable in their latter years. But THAT is what we need to enable. Not just second buildings for people… who already have buildings.

And we need to change zoning restrictions so that these smaller homes, can be interspersed among small businesses, and community farm plots, into WALKABLE neighborhoods.

We need MANY more 1-2 bedroom homes THAT SIZE, on land people can OWN.

That gap under the kitchen counters is a cleaning and pest nightmare. But induction cooktop and hardwood or heated tile flooring are a must.

This prefab house lacks any sense of warmth or personality, the floor plan is just flat out bad. It's an overpriced alternative to a mobile home. It's funny how he put so much emphasis on the "whisper quiet" HVAC system, only to put a hybrid hot water heater in the center of the house. Joe is a narcissist, its evident in the way he talks... corporate woke speak about "empowerment" and "efficiency". This is just another stage in his grift of never ending rent seeking. Sorry for the thumbs down Kirsten, I love all of your videos but this hurt my soul.

This man is such a phony, I could not watch the entire video. Probably one of the worst "guests" for Kirsten's channel and vibe.

I went to the same design school as Joe and he did an internship at the company I ended up working with for 8 years. I saw and know of many of his early “design endeavors”, but I never really got any honest good vibe from him beyond a rich art school student with tons of cash looking to exploit and commodity within the design community in a fairly pretentious way. I always find it somewhat hypocritical to talk about being eco and socially conscious, yet everything you offer and work on is “Design Out Of Reach” for most literally most Americans and really is just more expensive toys for expat TechBros buying up real estate around the country now. Typical rich people, completely unaware or unappreciative of the reality for most people and designing prefab ADU that go behind a house you already own that just happens to have enough land to drop this into. I think I just appreciate the other channel content where people actually design and build things themselves to accommodate their situation with low impact and not purely for profit.

It’s funny how these are thought of as tiny homes or additional living space but my actual main house is this size. 🙃 wow my house cost half this price and withstand a few category 3+ hurricane. What in the world is going on when these are considered low cost housing.?

Airbnb is a stain on the housing market.
ADUs are not a solution to housing problems. It just inflates the rent forever never own anything model.

Not worth the price, and you can tell Gebbia is being an AirBnB sales guy here, but great design inspiration.

So much hate for this guy in the comments! I think the price isn’t that bad - includes delivery and slab plus install. Furniture too, and appliances not to mention great design. I’ve looked into prefab ADU and the price points are all $300-400 sqft and up.

Also all the hate for Airbnb! Far larger problem is communities limiting housing supply and density. You could as easily blame long term renters or homeowners for causing supply problems. Lot of misdirected anger, hope you all find some peace.
