ОтветитьHe seems like a schemer, so I'd definitely start the eviction process NOW. I want to point out that that the exchange only applies to another rental property, so you can't buy your own land using that money and avoid paying tax and depreciation. Does that makes sense? Love the idea of you getting land and building a little house on it! I am sure you will do tons of research to figure out how all the set up is there for what they require for setting up access to land and utilities and what you can build.
ОтветитьI am sorry, I had to stop watching at 15 minutes. It was all complaining. Why do you pick a job that you hate virtually all about it. Sleeping arrangements, noise, being around people. You even found a way to complain about the food that you started out with was great. Try to be positive without adding negative to a positive thought. Life would be so much better for you!

ОтветитьRachel you should buy a duplex and house hack. Be very thorough with you tenant screening and make a good lease agreement. It worked out pretty well for me. Buy local in a market you know well. Like where your family lives!

ОтветитьTotally agree with you about the real estate situation. I thought about pursuing it myself because I know how financially powerful it can be. But more important than that, is having peace of mind. And at the end of the day, there’s too much that would be out of my control as a landlord. It’s just not worth the stress!

ОтветитьFrom one landlady to another-evict now. Don’t negotiate, don’t pay him, just evict. He is a definite con artist. Obviously do what’s right for you but personally I wouldn’t pay him a penny to move. Bad renters are a nightmare and my thoughts and good juju are w/you all the way🥰❤️

ОтветитьI will say that it sounds like the property management company did a crappy job of vetting him. There is no way that they ran his credit and it showed that he pays bills on time or checked any of his previous rentals. It would be very odd, if he always paid on time and then magically did a 180. Hope you get rid of him FAST!
ОтветитьI can totally see you house hacking. Where you buy a duplex, fix it up, and rent one side and live in the other. The renter would pay for most of the mortgage.

ОтветитьHave you thought about leveraging your degree in a way that could earn you money and still offer you freedom? I could totally see you designing and managing an outdoor education, private outfitter, ecotourism business or similar endeavor. You could work on design and content in the winter months or downtime, and set a schedule for season that works for you. I’m sure you could work with existing captains to offer boutique 1:1 education services. You could even target young adults wanting to pursue a degree similar to yours for a “hands on” mock scientific experience. It certainly would have been something I would have loved as a teen. Just a random thought…

ОтветитьI'd chuck that guy out of your house. He's subletting for profit and against the contract, and still can't pay his rent on time!?!?!? He's untrustworthy. If he's refused the cash for keys he's not going to go without a fight. You don't need that kind of worry in your life. You've given him a million chances. It's tIme to get tough.

ОтветитьIt sounds like this dude lives on expecting people not to file for formal eviction. You have evidence of a roommate and extra funds he is receiving and he doesn’t want the cash to leave because he would make more staying. The system is not right for people like that versus a struggling person living there.
ОтветитьWe bought land and then put a manufactured home on it, some people disagree about them; however, we’re mid 30s and completely debt free. It gives you tons of peace and freedom. ❤

ОтветитьSo im a dietitian and its the same with weight loss as is it with the situation you had on the boat . People have addictions like spending and overeating my patients complain they cant lose weight but eat crap and wont change ya know soooo happy that you’re selling the rental and I sold my condo. It was the best decision I made. I could’ve made a lot of money renting it out, but it would’ve been a headache.
ОтветитьOne thing I learned being a landlord is give them a 30 day notice as soon as they are late. If they are not paid up in 30 days I file on them. I learned the hard way and lost thousands.
