Thanks for the review of BXSL, after hearing of the 1st rate hike I took a moderate position and both the price and dividend has been rewarding. I may sale it when and after the 2nd rate cut when it occurs. As for IIPR, I have a small position I got when my state legalized THC. It hasn't been a loss, but I anticipated that profits from sales would be better. I'm considering holding it for about 18 month to see if a stronger market develops with more states legalizing the product. Very informative commentary.

The only item that counts is at least 6% dividend yield, the rest is a waste of time. Also you talk way too fast, like a criminal .

Hi, what do you think about ALSN? I kinda like the balance sheet, even thought debt is little high, I dont think its that terrible. They grow their dividend and there is still room for lots of growth. Their cash flow is also stable and their roic is 17%.

BXSL has a good balance sheet and pays within its EPS. DMLP has a good balance sheet, but pays more than its EPS. IIPR has a good balance sheet, but pays more than its EPS.

Interesting picks. Of those I only own IIPR as a way to invest in the potential growth of cannabis while still getting paid nicely. Started buying when it had a good sell off (started a bit early as is usually the case), but continued to lower my cost basis on the way down and doing pretty good now with hopefully more growth to come. It is a part of my higher risk part of my portfolio so relatively small in size.

Surprised you didn't mention some lower risk IMO options such tobacco companies (MO and BTI) or other energy sector options that are less volatile than DMLP such as EPD and MPLX (if you want MLPs; which like all MLPs come with K-1 tax paperwork) or ENB and TRP which are Canadian companies (no K-1, just the normal 1099; however they are best held in IRAs or 401Ks to avoid Canadian withholding taxes). These 4 are midstream pipeline companies which have a more stable cashflow not effected by commodity prices as much as your DMLP.

I'm not huge into CEF's, but STK has been killing it lately. I added it last month and so far it's been the fastest grower in my portfolio.

I had this IIPR then sold. Pot is to iffy right now.

Cant do MLP. They are exposed to biden green clean up. Biden wants these oil fields gone and wants the company to clean up the area after they close. Dont trust politics
