His analyses are totally wrong. Batumi real estate is booming and it will continue to be so at least in the nearest future (5-10 years) and if Georgia becomes member of EU prices will fly.

Almost 9 Milion people visited Georgia in 2019, and probably 80% visited Batumi or around Black see. Consider how small georgia is I think 8 Milion people is a lot per capita

Guys don't come georgia.this is best million dollar advice.lots of stray dogs in street.many building about to fall . airport immigration are not welcoming ,are disrespectful ,they think Georgia is switzerland.any place you go lot of bullshit .it is not cheap ,that's another lie ,dozen of eggs $1.25 .same as u.s price .

Buying Properties around the world does not make any sense anymore. Buy properties where you live full time and make sure you can get to them within a 3 hours car drive. Everything else is pure insanity. The world is moving towards long term travel restrictions and zones segregation. Communist regimes around the world are popping up like mushrooms after rain. Even the US is starting lean left, which tells me that ownership of things, is at risk of a total loss. I hope I m wrong..

But, you can't avoid the fact that Batumi is going to be higher level than today, and prices are going up all the time (except pandemic moment). thing with Batumi is that more new building are rising more popular it gets, it has taste of Miami for Armenian, Azerbaijan, Kazakhstan and all middle Asian people because they have no sea, and they don't need visa to visit Batumi. A lot of good projects are happening in here and government is also kinda supporting it.. So investing in Batumi is still good idea if you like the city and you can wait for 5-10years))

Well, you can also have a look in Romania, Europe, at the Black Sea we are building the BIGGEST HOTEL IN EUROPE 1215 rooms, at Nordis group, you can invest in hotel rooms , and 7% percent return of investment each year.
We already have contracts with Ferrari, Rolex, Dsquared, let me know if anyone interested to be a share holder at the Biggest 5*** hotel in Europe...

What if me and hubby are just looking to relocate and buy a business in Batumi, to li e, work eventually retire. We're in Canada, empty nesters and the cost of living in Canada is ridiculous.

Thanks for video! Totally agree: if you buy a 30 -40 000 USD apartment in Batumi then don't be surprised to rent your apartment at the same price like everyone does. Simply, because there is an oversupply of apartments on the market - almost all apartments look alike. So, if you want to invest in property now, you should invest in residential complexes, which offer various types of service and provide an amazing conditions for your leisure time in Batumi. If you like to buy an apartment for youreslf to live in, then the person to whom you are going to rent your apartment - will definetly value it for the price higher than on the market. So, when investing in Batumi you should not think trivially.

I'm originally from Colombia. The colombian peso devaluated 30%+ compared to the dollar in the last year. Colombia has a wealth tax. Laws and taxes just get crazier. Laws favor tenants tremendously. My investments in USA are safer and generate cash in a solid currency I can spend around the world . Just my take. I can't get around the idea of investing in countries with weak currencies.

1. Batumi is the 2nd largest city after Tbilisi, and it is developing every year to be a 4 season destination, as well. Take for example a winter resort “Goderdzi”, which is located just in 2 hours from Batumi.


2. I agree with you about the point of investing in complete, finished project. It means that building is constructed, you can see the infrastructure which is offered within the project, for example at least a swimming pool and a restaurant, which is functioning; you should, also, pay attention to the percentage of sold and operated apartments, so you can see a real picture of renting service.


3. Regarding the Russian speaking investors, they are not only investing, they move to Georgia for living purposes. That is why, investing in Batumi is more popular among them.


4. Regarding the return on investment: supply for real estate is higher than a demand, and therefore rent prices on the market have dropped: more cases + more opportunity to choose = increased competition, which causes decrease in rental prices on the market. That is why you should invest in diversified residential complexes rather than in apart hotels, which are almost the same everywhere.


5. Another issue about investing is: because of the fact, which seems to be attractive for the first time - “cheap investment” - people don’t want to pay attention to other projects, which comparably seem to be expensive in Batumi. I think it is a common mistake and a wrong decision, because you should always observe everything on the market from all perspectives of view.


Finally, you are right - most important fact about investing in Batumi is - you should really like this city and have a will to live in it.

Interesting, my experience in Warsaw has been to buy from the developer (but avoid the super high end where I believe you’ll lose), but historically a new apartment from the developer on the metro line would be my preference.

On the other hand, those same apartments subsequently on the secondary market are almost always overpriced.

Insightful video, Andrew. Thank you. I purchased an apartment in Twin Towers after seeing the ads while travelling to Batumi. The developer is well-known and reliable, and they are pretty much finished with the project right now. They advertised a 24% return, which matched the numbers when they did their study. But with the new properties flooding the market, I think a return of 11-14% seems a lot more reasonable and the returns will only decrease with time. I don't regret my decision to be honest, but I do realize it was extremely risky and didn't represent the best opportunity in the market.

Fully agree Andrew, I stay away from developers who are typically selling at market value or above market value. I learnt many years ago you make your money in property when you buy and the key is to buy below market value.
