This is a house that will live smaller than the footprint suggests. Part of the living room is lost to the front door entry, making a small room feel smaller. The house itself is too small for comfort given the number of bedrooms. In addition, the bedroom sizes are overstated because they use stand alone wardrobes rather than in built closets. With the wardrobes in place, space for dressers is severely compromised. There is a high percentage of the floor space wasted to pathways and corridors. If that weren't enough, out door plumbing for the washer and sink is begging for trouble. The wind chill here is going down to -40 over the next few days. The pipes would freeze rather solidly. Any outdoor plumbing will freeze. Over all a disappointing design. It is very little smaller than the 1903 house I grew up in. We had 3 bedrooms, one bath, eat in kitchen, formal dining room, and separate living room. It was an efficient design that lived much larger than the plans appeared.

A four bed home implies a family, kids, school and yet there is no desk in any of the rooms. The house bathroom is very small, in fact the whole house is a very clever, compressed package. I like the room layout but some different room options would be there if I were living here with a couple of kids. A washer dryer outside like this wouldn’t last more than a week in many neighborhoods.
