This type of content never covers the increase in property tax, homeowners insurance, and so on. They do tend to cover maintenance and vacancy. That all makes a lot of sense but what do you mean make an offer every day or week? You mean a dummy or fake offer? Or if it’s a real offer what if there are no good deals?

-look for deals online to practice numbers
-get an agent for automatic emails for what you want
-get preapproved by a lender
-analyze a deals every day
-make an offer
-offer and analyze different properties until you get the deal

wtf, There were 2 properties for sale this entire year, and one of them just sold. How? Am I supposed to do steps 2, 7 and 8 if There is literally 1 property and I have to buy it if I want to get into real estate this year?

When a person is in the country in which the available rental incomes are very low while the mortgage interest is high, it look not possible or not easy to do rental-investing... It is only applicable to US or German housing markets.
