This type of content never covers the increase in property tax, homeowners insurance, and so on. They do tend to cover maintenance and vacancy. Yes you can break even or make a little profit by typically the profit is equity.

-get an agent for automatic emails for what you want
-get preapproved by a lender
-analyze a deals every day
-make an offer
-offer and analyze different properties until you get the deal
wtf, There were 2 properties for sale this entire year, and one of them just sold. How? Am I supposed to do steps 2, 7 and 8 if There is literally 1 property and I have to buy it if I want to get into real estate this year?

When a person is in the country in which the available rental incomes are very low while the mortgage interest is high, it look not possible or not easy to do rental-investing... It is only applicable to US or German housing markets.
