Seriously, you have the Colorado River a mere walking distance away, with nine gambling casinos on the river bank across the river in Laughlin, Nevada. And we’re only 90 miles south of Vegas. Water taxi’s move people from one casino to the other, for those who don’t drive. There’s plenty of water sports (fishing, jet skies, etc.) and the best Springtime in the nation. But most important, PRICES ARE STILL REASONABLE.

34 year old millennial, the problem our generation suffers is that we grew up in the most peaceful, prosperous time of any nation in the entire history of the world. 9/11 everything changed, we left our parents homes, and we've been trying to relive the peace and enjoyment of our childhood ever since.

We need a reality check (i got mine by joining the Marine Corps during wartime). You cannot expect to live like our parents did or how our childhood was. We have to create that ourselves and pass it on to our children. It takes time...decades.

Patience and delayed gratification.

A home you are living in, while it will often generate wealth, is not a true investment because you HAVE to live somewhere. It should be looked at differently than say stocks or gold.

The area I live in now, they just don't do inspections anymore. If you ask for one they will ignore your offer because the market here is STILL so hot. I made an offer 10k over asking price only with an inspection. They said I had to many requirements to even concider my offer.

Waiving home inspections and having escalation clauses well over asking are the norm for the past 4-5 years where I live (Midwest US), at least for entry level homes. So finding a home in your budget (with all those costs accounted), having a home inspection AND with enough room was impossible. I thought because my parents had three children in a two bed one bath house that I could sacrifice on size too....location is great though, we can afford it, and the value is increasing. I guess 3/4 is a passing grade.

Just discovered your channel. I’m in UK & trying to buy my first house. I’ve saved for years to get a really good deposit saved up but the house prices have rocketed & I can’t afford anything remotely decent now. It just feels like all my saving has been for nothing. I’ll be following your channel closely to try to learn what to expect in the future or if/when this housing bubble will burst so that I can finally get on the housing ladder. setting a budget is so important! our agent made sure that before we went into the offer stage, we had an upper limit already in mind so we knew that if we got to a counter offer we wouldn't make rash emotional decisions. I think a lot of ppl are getting caught up in the bidding wars and not doing the due diligence of ensuring that they have enough "cushion" even after all of the closing costs too.
